5 Steps to renovating your old home

Bringing a new life into an old house can be rewarding. A renovation is an excellent way to increase the value of your property. Although not every project will work in the same way, you need to follow a particular order to avoid unnecessary work. For instance, you do not want to paint your walls, only to realize that you needed to change a plumbing stack that goes through the same wall. Most renovation projects involve various phases. Here are five steps to renovating your old home.

Plan. Planning is the primary step in every renovation work. Asses your house and see what you would like to upgrade. Set priorities and determine where you would want to begin. Planning ensures that the whole project runs smoothly and helps in the budgeting process. Make a renovation checklist that will guide you on everything you need to do before and after the work starts.

Budget. Determine a final amount that you are willing to spend on the whole work. You can check renovation and remodeling blogs to see how much an average project costs. You may want to consider budgeting an extra 10 to 20 percent for emergencies or other expenses that may arise. You can also talk to your insurance agent to find out the amount of coverage you have for the renovation project. Once the project is complete you can, re-check your coverage to ensure it meets your needs.

Hire a Contractor. Conduct some research and choose a contractor you feel will fit your quality and budget. Make sure that you sign a contract that defines the scope of work and outlines the process to avoid or resolve potential problems. Depending on where you live, you may be required to look for a permit. Let the contractor check the latest municipality regulations. Inspection rules can force you to re-do the work if you are out of line.

Order Materials and start Demolishing. Once you have your permit, you can now order the necessary materials. Inspect all materials upon delivery. Once you are comfortable with the materials, you can now start demolishing. If you need to add some space, the contractor will consider framing. If you will move the walls, it may be a great time to install any new windows and doors. Such works will require a lot of drilling. Make sure your contractor has a heavy duty corded drill for efficient work.

The Upgrade. Some contractors love to finish with the floor first, while others prefer priming and painting before doing the floor. After working on the walls and floors, the room begins to take its finished state. At this point, the contractor can install the cabinets. The upper cabinets should go in before the lower ones. After all the work is done, you can now add the final details such as decorating and light fixtures.
